ELEVATOR

The project included the complete modernization of an existing 1,000-pound passenger elevator serving seven stops at 4 East 67th Street. The work converted the original basement drum system to a new geared traction system while maintaining the elevator’s existing 100-FPM operating speed. Major upgrades included a new hoist machine and motor, non-proprietary microprocessor controller, hoist and governor ropes, sheaves, counterweights, roller guides, traveling cables, and complete hoistway, pit, and machine-room wiring.

The existing cab, platform, guide rails, and swing-door entrances were retained and refurbished, while new operating fixtures, hall and car position indicators, travel lanterns, emergency communications, ADA-compliant controls, and updated firefighter recall features were installed.

MECHANICAL UPGRADES

Full mechanical infrastructure replacement at the consulate building in Manhattan, including new rooftop units, new structural dunnage, and a new roof. The sequencing was the challenge: the old units had to come off before the roof could be replaced, and the new dunnage and roofing had to be complete before new equipment could land, all without interrupting building operations. The roof was phased in sections for load-bearing purposes and to stay watertight throughout. All aspects were delivered with no disruption to building operations.
